How does Ross Stays handle property protection and damage coverage?
At Ross Stays, we prioritize the safety and protection of your property by partnering with a trusted third-party vendor to offer two robust layers of damage protection:

Damage Waiver Program:
Guests may be charged a small, non-refundable fee through our third-party provider, which covers accidental damages up to $500 USD. This waiver is designed to handle minor incidents such as broken items, stains, or small repairs, offering peace of mind for property owners. -
Damage Protection Plan:
For more significant damages, our third-party vendor offers a comprehensive Damage Protection Plan with coverage up to $1 million USD. This secondary layer of protection applies only if the property owner is enrolled and has not opted out of the program. It covers major incidents, including structural damage, extensive repairs, and liability claims. Owners are charged a flat rate of $8 USD per night booked so it is aligned with when the property is booked. Owners are automatically enrolled upon signing up with Ross Stays but may Opt-Out via written notice to [email protected] .
In addition to these primary protection layers, when bookings are made through platforms like Airbnb, we may also leverage AirCover, Airbnb’s own protection policy, which includes:
- $3 million USD Host Damage Protection
- $1 million USD Host Liability Insurance
- Guest Identity Verification and Reservation Screening
When applicable, we may also explore reimbursement options through the homeowner’s insurance policy, ensuring maximum coverage and financial protection for our clients. This multi-layered approach combines the expertise of our third-party partner, the benefits of platform-based protection, and traditional insurance strategies to provide comprehensive security for your valuable asset.
Can I use my property for personal stays, and how does that work?
Yes! Property owners can easily block dates for personal use through the Owner Portal available on our the Property Management System app. This self-service option allows you to directly manage your property’s availability and ensure no guest bookings are scheduled during your desired dates.
How It Works:
- Use the Owner Portal: Log in to the PMS app, navigate to the availability calendar, and block off the dates you wish to use your property.
- Manual Assistance Available: If needed, you can also notify our team directly, and we’ll update the listing calendar for you.
- Preparation for Personal Stays: Cleaning and restocking services can be arranged before and after your visit, keeping the property in guest-ready condition.
Important Note:
There may be cleaning costs associated with personal stays, as outlined in your management agreement. Our team ensures a seamless transition between personal use and guest bookings, maintaining high standards of cleanliness and maintenance.
This flexibility allows property owners to enjoy their vacation homes while still maximizing rental income when not in use.
What happens if I decide to sell my property while under management with Ross Stays?
If you’re considering selling your property, we’re here to help make the process as smooth as possible. To ensure a seamless transition for both you and your guests, please provide us with at least 90 days’ written notice.
Here’s what to expect:
Honoring Existing Bookings: To maintain a positive guest experience, we ask that you honor all existing bookings during this period. This ensures that guests who have already planned their stays are not disrupted.
Support with Management Transition: If the new owner is interested in continuing Ross Stays’ management services, our team can assist with a smooth handover, providing the buyer with a turnkey management solution.
Agreement Transfer: Your management agreement may be assigned to the new owner, pending Ross Stays’ approval. This helps maintain service continuity and keeps your property performing at its best.
Our priority is to minimize disruptions and ensure a seamless transition for everyone involved. By following these simple steps, you can sell your property with confidence, knowing your guests’ experiences and property’s reputation remain intact.
