Traditional homeowner’s insurance often falls short when it comes to the specific risks of short-term rentals. In many markets, guests pay a modest damage waiver—usually around the ~$35 waiver or the equivalent in their currency, based on the size of the home—that even more additional coverage for accidental damages up to $500. To qualify for this protection, guests must adhere to a set of terms and conditions, which include exclusions for damages resulting from smoking, pets, criminal activity, or any incidents that go unreported prior to check-out. This framework not only promotes guest accountability but also facilitates a faster response when accidental damage occurs.

In most markets, guests are either automatically charged a Damage Waiver fee as part of their booking process or are sent through a process where they select the damage waiver to be charged. This fee covers minor accidental damages up to $500 USD, providing an additional layer of protection for your property. The waiver fee is transparent to guests and helps foster responsible behaviour during their stay.

No, the damage waiver fee is non-refundable. It serves as a protective measure to cover potential accidental damages during the guest’s stay.

By incorporating the damage waiver fee, guests can enjoy their stay without the burden of hefty security deposits. This approach fosters a worry-free environment, allowing guests to feel more comfortable and at home during their visit.

For comprehensive details, please refer to the Damage Waiver Policy, which outlines all terms, conditions, inclusions, and exclusions associated with the plan.

The guest screening process evaluates potential guests before accepting bookings. This process helps identify risks by analyzing factors like rental history and background checks. By screening guests, we reduce the likelihood of damage and ensure only trustworthy individuals stay in your property.

For damages exceeding the $500 USD covered by the Damage Waiver, the Damage Protection Plan steps in. The process is simple:

  1. Report the Damage: Our team notifies us of the issue through the claims portal.
  2. Assessment: Our team evaluates the damage and coordinates necessary repairs.
  3. Resolution: We help handle the claims process efficiently, ensuring your property is ready for the next guest.

The Damage Protection Plan provides robust coverage, but it is not a replacement for homeowner’s insurance. We recommend maintaining a traditional insurance policy for structural and liability coverage, while our plan offers specialized protection for short-term rental-related risks.

The Damage Waiver covers accidental damages to the property, such as:

  • Broken items (e.g., glassware, small appliances)
  • Minor furniture or fixture damages
  • Accidental spills or stains

The waiver does not cover:

  • Intentional damage
  • Negligence
  • Damage from smoking, pets, or criminal activities

For more extensive damages, our Damage Protection Plan offers coverage up to $1 million USD.

In most cases, the Damage Waiver fee is a standard part of the booking process and cannot be opted out of. This policy ensures consistent protection for your property and helps maintain transparency with guests regarding their responsibilities. We may NOT REQUIRE a damage waiver to be paid on sites such as, but not limited to, Airbnb due to their AirCover Coverage Policy.

“AirCover for Hosts is top-to-bottom protection for Hosts. It includes guest identity verification, reservation screening, $3M USD Host damage protection, $1M USD Host liability insurance, and a 24-Hour Safety Line. It also includes $1M USD Experiences liability insurance.” (Airbnb, 2025)

If damages exceed the $500 USD waiver coverage or involve excluded scenarios, and if the client has not opted out of the Damage Protection Plan, we will handle the claims process through this plan; for bookings made through platforms such as, but not limited to, Airbnb, where protection plans like AirCover are available, we may first attempt to utilize AirCover and additionally pursue reimbursement through the homeowner’s insurance policy as needed.

No, our team helps handle the entire claims process for you. From initial damage assessment to managing repairs, we provide a stress-free experience, ensuring your property is restored promptly and efficiently. Should we need your assistance with documentation or anything we will reach out.

After we settle the amount we pay out for the damage, the payment is made within 3-5 working days of receiving bank details.
